Oakville Triangle Redevelopment Marks Exciting Step for Alexandria

Get to Know the Redeveloped Oakville Triangle
On Monday, November 15, ground was officially broken on the Oakville Triangle redevelopment. The project intends to turn what is currently a largely industrial area into a million square feet of new development.
Here’s what you need to know:
Where Is the Project?
The project spans between Richmond Highway and Mt. Jefferson Park. It’s near both Potomac Yard and Del Ray.
What Will Be Included?
The mixed-use development project will include many exciting elements:
- A new Inova medical and emergency facility, encompassing a 95,000-square-foot ambulatory care center.
- 84 townhouses. (Tri-Point Homes is spearheading development.)
- 571 multifamily units.
- Renovated self-storage building (103,000 square feet).
- 37,000 square feet of retail space located along the Richmond Highway.
This undertaking is not the first of its kind in the area. Other nearby developments include the Virginia Tech Innovation Campus, the Potomac Yard Metro station, and Amazon HQ2 in nearby Arlington.
When Will the Development Be Complete?
Including the initial planning phases, this project has been years in the making. By the best estimates, the project developer, Stonebridge, says Alexandrians can expect all initial development components to be delivered by fall of 2023. Full project completion is estimated for winter of 2024.
Winter is coming…and it’s bringing the Oakville Triangle redevelopment project with it.
Inova’s medical and emergency facility is estimated to open in 2023.
“This is really a vision of the future,” said Douglas Firstenberg, principal of Stonebridge. “The way we’re integrating the healthplex and the services for the daily needs and lives of the community are truly different.”
A Much-Needed Improvement
The Inova healthplex is a particularly important aspect of this development project. As Mayor Justin Wilson noted, Alexandria continues to grow, and the existing health care infrastructure would soon be insufficient.
“We are so fortunate that Inova is making the levels of investment in our community to ensure that we have the level of health care services that we need in this community,” said Wilson.
The current president of Inova Alexandria Hospital, Dr. Rina Bansal, echoed this idea.
“Our medical and emergency facility right here represents our commitment to meet the future health care needs of Alexandria and beyond.”
The following services will be available at the healthplex:
- 24/7 full-service emergency room.
- Ambulatory surgery center.
- Imaging services.
- Family medical center.
- Medical offices.
These facilities will service existing and incoming Alexandria residents, as well as workers at Amazon HQ2, the Virginia Tech Innovation Campus, and other local places of work.
The existing Inova Alexandria Hospital (on Seminary Road) will relocate to the redeveloped Landmark Mall area.
