As you may know all too well, inventories move QUICKLY around the Greater Washington, Northern Virginia, and Suburban Maryland areas!
You are looking for the next home. Naturally, you want to find a great investment, a good price, and a good fit! What you are looking for may not be on the market, or is it?
Many sellers are choosing to sell their homes privately or are waiting for the right time to list it publicly, such as once their property is staged and ready for an Open House. You may have seen “Coming Soon” signs or you may not see anything at all. The work is being done behind the scenes.
Because Ray Gernhart & Associates has been selling homes and helping buyers find homes they love for over 30 years in Northern Virginia, Washington, D.C. and Maryland, our agents are well connected and are aware of many privately listed properties.
How it Works
You have probably seen a house go on the market and with an “under contract” sign immediately posted. This is an “unlisted property” sold before it went on the market.
Our agents can present these unlisted homes as options to the buyers we work with. Our team is well versed in linking buyers and sellers and we know how to do it in a way that makes all parties happy. It is our network of trust, experience, and expertise in the greater Washington DC Virginia and Maryland area that makes this a possibility.
Here are a few reasons to call and Talk to Ray about buying your next home and considering an unlisted home.
1) Access to 40,000+ properties – Rely on our networks which have grown with integrity and trust. We have access to 40,000 properties and many Unlisted Home opportunities to share.
2) Be the First Mover – We know our clients, and we know how to pair home sellers with serious home buyers. Your agent will work one on one with you. You will get the first opportunity to put an offer in on that one home you love and get it under contract without fighting other offers.
3) Make an Offer on the Home you Want – We know our colleagues and friends in the real estate business and we have good working relationships with them. In some cases, we can go to the agent who sold a home that is not on the market at all and make a request about the property. This can incentivize a sale. An offer on a property that was not on the market at all becomes a closed deal. Yes, it does happen.
4) Get the Price you Want – Public listings are at market value and a sale can be higher than the value because multiple buyers drive the demand price up, bidding on the home. There can be a wait and back and forth offers. It can be fun! But, sometimes, you can get a privately listed home for less. This can be for many reasons. The simplest reason is the seller wants a stress-free, quick sell with a cut and dry successful transaction.
Sometimes we have access to “wholesale” properties that need to be sold quickly. Those homes can sell for below the standard market price, especially if you snag one before they are publicly listed.
5) It is quick! – Over 20% of homes across the nation are sold before they hit the public market. Ray Gernhart & Associates is successful with this because we know the people in our community. We are deliberate in learning a seller’s goals and a home buyer’s needs. This is an efficient streamlined and personal process.
6) It works and it is easy on you. – You tell us what you want. We do the work. That is it. When you get what you are asking for, you will be glad you did and telling your friends to Talk to Ray.
If you have questions about what properties are going to be on the market, call us. We have over 40,000 listings, including those which may not be publicly listed yet. We will walk alongside you through the process. Remember, it is personal, not public. Call Ray Gernhart & Associates today.

Hi Ray:
We need a 2-Story or 3 to 5 levels if there is a elevator. We’re in our up in our years so the stairs would really kill us. It doesn’t matter the sq. ft. and not more than 5 bedrooms, and a large master with ensuite, we don’t want a track home, Ben need some peace and quite after being in the military 37 years and being in a war zone so you can understand his reasons for having a home out in the country, but close enough to the city to dine, shop, and of course golf, we can’t leave that out. I don’t need this now, but I do need to know where a close military base is.
We want our home ready to move in, not have to do anything. Ben doesn’t do construction at all nor fix cars so you can understand why we need a home that ready for us.
